A commercial inspection is a walk-through survey for field observation. It is a limited physical visual examination of the systems of the business building to determine its proper functionality for building systems, components, safety and defects. The major building systems and components assessed are lot and drainage, roof, external and internal components, plumbing, electrical, heating ventilation, air condition systems, structural systems, appliances, insulation, and attached garage. Environmental impacts may need to be assessed by others. The commercial inspector should substantially adhere to a standard of practice that outlines what should be covered during a general home inspection, and what is excluded.
