Invisible (or latent) commercial inspections incorporate observations of behind-the-walls, ceilings, and floor structures. So the invisible inspection will focus on not readily observable defects with special equipment as is necessary to discern what is behind the walls. Since the inspection will be non-intrusive and non-destructible we will use infrared technology, an endoscope, a moisture meter, a common toxic gases meter, etc. The invisible(or latent) inspections are also limited in scope and are supported by visual and other methodologies to indicate probable defects outside of the visual range. Commercial inspections will not focus on any particular specialized equipment or plant used to run the operation of an enterprise but rather the business structure that houses the people and equipment.
InfraRed
Infrared technology is about measuring the radiant heat and reflective light energy that is emitted by different materials. A modern infrared camera is used to observe the radiant heat that is being emitted by different material sources. After the infrared images of objects are captured then an analysis is done to determine the probable causes for the different colorations and temperatures observed. The infrared results are often probed further with other instruments and observation before a probable diagnostic result is indicated.
Moisture
Observations and suspected moisture on walls, floors, behind walls, around pipes and plumbing fixtures or between joints are done using a moisture meter. Moisture could be caused by water puddles, damp materials, roof leaks, condensation, leaking water pipes and valves or fixtures which are observed or sensed on the surface, in walls or behind walls. Moisture especially when hidden behind walls creates an environment to support the growth of mildew and mould. The effects of mildew and mould could start with a slight discoloration of in-place materials, to large discoloration and stains which if not abated can cause, weakening of the linked membrane. Mould growth causes airborne contaminants and can create an overall stuffy and unhealthy living environment that can lead to the deterioration of the material containing the mould. So it’s important to detect mildew or mold as soon as possible and corrective action should be taken.
Toxic Gases
It is important to determine if there are toxic and exhaust fumes within the living space. The presence of these gases could create mild to significant challenges in the living space. Thus it’s always a good idea to check for toxic and combustible gases that may be present in the home. Frequent checks should be done to measure the extent of carbon monoxide, methane, natural gas, propane, sulphur dioxide, radon, carbon dioxide, etc.
Insulation
We at REAL Property Inspectors do assess the presence or absence of insulating materials within walls. Insulation is important for houses that have to withstand cold temperatures in Winter and hot temperatures in Summer. Thus, being able to determine if insulation has been installed in walls, ceilings and around critical supply lines will therefore pinpoint the need for remedial action when necessary. Installed insulation also saves on energy costs.
Duct Leaks/ Blocks
We at REAL Property Inspectors also do inspections of leaks or blockages in the ductwork for heating and cooling effects. We can determine if there are excessive air leakages around windows and external doors.
